The primary design vision for this concept was to achieve remarkable height, elevating the residential units to a minimum of 250 feet above ground level. This elevation was a deliberate choice, intended to surpass the neighboring contextual buildings and optimize the property’s full potential. To accomplish this, the floor-to-floor height was set at a generous 12 feet, creating ample space for the residential units. Below, a strategically placed hotel and parking facilities were introduced to further encourage the upward expansion of the residential component. The hotel’s floor-to-floor height was set at 14 feet, situated above automated parking and retail spaces.
Despite the imposing height, an additional focus was placed on enhancing the project’s overall urban integration and pedestrian experience. To achieve this, a plaza was thoughtfully incorporated as a prominent ground-level design element, not only adding a touch of elegance but also securing additional Floor Area Ratio (FAR) bonuses.
The aesthetic for the tower was to create a very elegant and simple form that would stand out yet remain as part of the midtown fabric.
