We were engaged to evaluate the feasibility of converting Site 2 from an office program to a residential rental development. Our mandate was to test whether a shift in use could unlock greater long-term value while remaining viable within Hoboken’s regulatory framework.
We conducted a detailed zoning and FAR analysis, studying multiple massing and unit mix scenarios to maximize residential yield and efficiency. Each option was measured against constructability, cost control, and planning constraints to ensure the project could realistically move forward.
Alongside yield optimization, we developed a clear and disciplined architectural approach—prioritizing simplicity, repetition, and structural logic to support a more efficient and buildable project.
The resulting scheme balanced density, feasibility, and clarity of design, providing the developer with a confident path forward and a strong foundation to present to the City of Hoboken for approval.
