For this Miami site, we leveraged Florida’s Live Local Act provisions to strategically increase allowable FAR and building height, unlocking significantly greater development potential.
We conducted a comprehensive zoning and planning analysis to understand the full capacity of the site, then translated those findings into a feasibility-driven initial tower design. The proposal was carefully calibrated—balancing unit mix, efficiency, height, and massing—to maximize value while remaining compliant with state and local regulations.
In parallel, we worked closely with the developer to align the design with the financial model, assisting with the pro forma and ensuring that planning decisions directly supported deal viability.
The outcome was a fully tested development framework—combining regulatory strategy, feasibility analysis, and conceptual design—enabling the developer to assemble the team, structure the deal, and move confidently toward execution.
