KORA was commissioned to design an iconic speculative office tower in the UAE, conceived as both a commercially intelligent asset and a distinctive addition to the skyline. We proposed a side-core configuration to free the primary facade from the constraints of tight lease spans, unlocking flexible, open floorplates with uninterrupted glazing and expansive views. This strategy enabled a more playful and articulated massing, where the tower shifts and carves to create depth, identity, and meaningful balcony conditions that extend the workplace outdoors.
The principal challenge was reconciling this expressive form with strict FAR requirements and the discipline of the core layout. Through a rigorous and iterative process, we calibrated each volumetric move to maintain efficiency, structural clarity, and leasable area performance. The result is a tower that balances sculptural ambition with commercial precision—redefining the speculative office typology as both dynamic and highly performative.
